The useful number is the price for your actual scope: which lights, AC zones and curtains you want to control, plus the work needed to make them compatible.

Allowances are not a guaranteed accuracy level. The displayed variation is a planning band, not evidence that every final quote will fall within it. Network equipment, building repairs, major rewiring, fabric and unlisted controls are outside these example scopes.

Why two homes can have different prices

  • Lighting: count separately controlled groups and switch buttons, not individual bulbs. Dimming needs compatible fittings and drivers.
  • AC: a wall thermostat, remote-controlled split unit and building-managed system can need different interfaces. A photo is enough to start the assessment.
  • Curtains: count each track separately. A sheer and blackout pair is two tracks. Width, weight and available power change the specification.
  • Building work: switch-box depth, neutral wires, cable routes and distribution-board changes can add work beyond device installation.
  • KNX: design, panel equipment, cabling and programming depend on the whole electrical scope. A villa size alone is not a reliable quotation.

Compare quotations on the same basis

Ask for device quantities and models, installation, programming, commissioning, VAT, exclusions, handover documents and support terms. Check whether electrical works and wall repairs are included. A lower total can simply cover fewer items.
